The Space:
Tea & Tide is warm, generous, and immediately feels like somewhere you want to settle in. The open living and dining area flows effortlessly from the comfortable sitting area — new couch, intelligent TV, ceiling fan, wood floors throughout — into a dining space that seats eight at the table, with a granite breakfast bar adding three more casual spots for morning coffee and evening wine. The kitchen is well-equipped and genuinely functional for a group: full appliances, glass-front cabinets, and those cheerful blue pendant lights that somehow feel exactly right at the beach.

The front porch sets the tone from the moment you arrive: Adirondack chairs, a table for four, string lights overhead, and the ocean breeze doing its thing. It's the spot for morning tea — naturally — and equally good for evening beverages.

Arrival & departure:
Your stay begins at 4:00 PM. Your private access code will be sent in advance — no front desk, no waiting, just you and the property. Departure is by 10:00 AM, accepting our team the time they need to prepare the home to the same standard you arrived to. Please don't park on the property before check-in or after check-out. If an early check-in is something you'd appreciate, just ask — we'll do everything we can to accommodate. Unapproved late departures may incur a $200 fee.

Care of the home:
Tea & Tide is professionally maintained to a standard we're genuinely proud of. To preserve the quality of the linens, surfaces, and finishes, we ask that guests refrain from using bleach-based cleaning products during their stay — our team handles all deep cleaning between guests. We also ask that incense, essential oil diffusers, and similar fragrance items be left at home; they can be difficult to clear before the next guests arrive and may affect those with sensitivities.

Smoke-complimentary property:
This is a non-smoking property throughout — indoors and on all covered spaces. Should the home require deodorization treatment, a $250 fee will apply.

Neighbors & community:
The surrounding neighborhood is part of what makes this location special. We ask all guests to be mindful of their neighbors and keep noise at a considerate level, particularly in the evenings.

Rental agreement:
A rental agreement is required prior to check-in. We'll send it ahead of your arrival — concise, clear, and in place to protect both events.
